Case study · Al Marjan Island

Hari Shankar Tibrewala: The Winner of Al Marjan Island. Right Entry, Right Exit.

He signed Marriott for a Le Méridien resort, then sold the project to DAMAC for about 5x his equity.

The entry. In 2021 he co-founded Plus Holding Ltd, a UAE real-estate platform, and through its wholly owned company Three Musketeers Hospitality secured a prime beachfront plot on Al Marjan Island, Ras Al Khaimah. The island was then an early-stage destination. He saw what few others priced in: a man-made island with limited beachfront land, a government committed to tourism, and a wave of global hotel brands about to arrive.

The plan. The project was set up as a branded resort. In May 2023 Three Musketeers Hospitality signed an agreement with Marriott International to develop the Le Méridien Al Marjan Island Resort & Spa: about 350 rooms with sea views, seven restaurants and bars, a spa, pool, fitness centre and kids’ club, planned to open in 2026. It was described as the first new-build Marriott hotel in Ras Al Khaimah, and the signing was welcomed by Marjan, the island’s master developer.

The market moved. Over the same period, Al Marjan Island became one of the most sought-after addresses in the UAE. Wynn’s integrated resort, estimated at about US$3.9 billion, brought global attention, and leading developers competed for the last beachfront plots. Land values rose sharply.

The exit. With a signed Marriott brand in hand, he had two paths: build and operate the resort for years, taking on construction and market risk, or sell at the peak of demand. When DAMAC made an offer in 2024, he judged it the better outcome and sold the project, returning about five times the equity invested in roughly three years.

The lesson. The deal reflects how he invests: enter early, add real value (here, a world-class hotel brand), and be willing to exit when the price is right rather than holding on for the sake of it.
